How do we charge for balcony work?
If you have multiple balconies needing attention, we will diagnose and repair the worst one first. We can’t usually offer you a quote for the first balcony because we don’t know what’s involved until we start. Therefore we invoice you for the first balcony on a cost plus basis. Cost plus means you pay for all direct costs (materials, machinery hire, labour, wages of any other trades we need to engage) plus a mark up to cover vehicle use, in-house machinery use, business-running costs and profit. Once the first balcony is fixed, we’ll send you a scope of works document and fixed-price quote for the remaining balconies. The scope of works comes with a variations chart. This outlines the extra problems that might arise during diagnosis and repair and how they would affect the cost. An idea of the cost Ofter the over 200 balconies we've refurbished, the cost has usually been $5000–$10,000 plus GST per balcony for balconies measuring 5–15 square metres. There is some connection between balcony size and the cost of materials and labour but the real pricing factors are the work involved to:
Flood testing This usually costs $390–$650 plus GST per balcony, depending on the number of tests needed and how cooperative the occupants are. If your funds are limited Effective, long-term waterproofing can’t be price motivated. However, if you are on a budget we can plan to repair your balconies in stages over an extended period e.g. two balconies per year over five years. If you choose this option we’ll send you an idea of the costs and a scope of works, allowing for projected price increases. We’ll target the most problematic leaks first to ensure your funds are spent as efficiently as possible.
